Viking Partners Announce Sale of Hurstbourne Park and Hurstbourne Place Office Towers

LOUISVILLE, Kentucky, July 14, 2022 – Viking Partners of Cincinnati, OH, announced that they have closed on the sale of Hurstbourne Park, at 9200 Shelbyville Road, and Hurstbourne Place, at 9300 Shelbyville Road, as a 343,835 square foot portfolio sale to Albany Road Real Estate Partners, LLC.

Craig Collins and Austin English of Cushman & Wakefield | Commercial Kentucky, and Cody Hundertmark of Cushman & Wakefield of Illinois, represented the seller, Viking Partners of Cincinnati, OH in the transaction.

Hurstbourne Park and Hurstbourne Place received offers to purchase from groups across the U.S. “Real estate investors recognize that these buildings are ‘ground zero’ for Louisville business,” said Mr. Collins.

Viking Partners purchased Hurstbourne Park and Hurstbourne Place in 2016 as part of a larger, 27-acre site. During ownership, Viking took occupancy of the office building from 83% to stabilization of 94% through renewals, expansions of existing tenants and lease up of vacant space.

The Class A office buildings are located at the corner of Hurstbourne Parkway and Shelbyville Road, in the Hurstbourne/Eastpoint suburban submarket. The Hurstbourne/Eastpoint submarket is the largest suburban submarket in Louisville with over 5 million square feet of office inventory.
