VIKING PARTNERS LAUNCHES ITS THIRD PRIVATE EQUITY REAL ESTATE FUND

Company to Employ Marketplace Expertise, Performance History and Opportunistic Approach to Property Acquisition

Viking Partners LLC, a Cincinnati-based private equity real estate investment firm, after success with investments in the Midwest and Southeast U.S. in its Fund I and Fund II, has launched its Fund III with expected investing power in excess of $ 400 million. The Company is currently raising $ 100 million in capital from private investors.

Viking’s strategy is the acquisition, value enhancement and disposition of mispriced and undervalued real estate and real estate related assets in the Midwestern and Southeastern regions of the U.S. Viking’s goal is to identify inefficiencies between property market fundamentals and real estate capital availability. Viking’s typical investment is between $2 and $30 million per transaction. One of Viking’s significant Fund II investments, announced earlier this year, is Central Parke, an 811,670 square foot mixed-use complex in Norwood, Ohio (Cincinnati), purchased for $ 34 million, in partnership with another investor group. With strong demand in midtown Cincinnati, Viking is actively working with new national and regional tenants while retaining existing tenants and has begun to implement its strategy of rebranding and upgrading the entire property.

Viking Partners have had a combined 24 deals in Fund I and Fund II, and 10 successful sales to date. The founders of Viking Partners have decades of combined experience in commercial real estate management and investments. Their experience brings together over 125 commercial real estate projects, totaling in excess of 4 million square feet, valued at approximately $ 500 million.
